How to rent a room in India without paying a broker

In most Indian cities, a broker's fee is about one month's rent, paid by you, upfront, for a few phone calls and a visit. Here's how to skip that without taking on extra risk.

1. Decide what you actually need

Before you start scrolling, write down three things:

  • Budget: rent plus deposit, maintenance and electricity. A ₹8,000 room with a 3-month deposit needs ₹32,000 on day one.
  • Location: the longest commute you'll put up with. Check travel time at peak hours, not just the distance.
  • Type: a single room, a PG with meals, a 1 RK or a shared flat. PGs cost more per month but include food, Wi-Fi and cleaning.

2. Search where owners list directly

Look for listings posted by the owner or verified by the platform, with real photos of the actual room. On RentoRooms, every room you see has been checked by our agent and tagged with a QR code on its door, so the listing matches the room.

If the photos look like a hotel brochure and the rent looks too good, ask for a live video call before you go anywhere.

3. Visit before you pay anything

Never pay a "token amount" before seeing the room. During the visit, check:

  • water pressure and hot water in the bathroom
  • mobile signal and Wi-Fi speed in the room itself
  • windows, locks and the main door
  • what's included: furniture, appliances, power backup
  • house rules: guests, cooking, timings, pets

4. Talk money clearly

Ask the owner to confirm in writing:

  • monthly rent and the date it's due
  • security deposit, and when and how it's refunded
  • maintenance, electricity and water charges
  • the notice period for moving out

5. Get a proper rent agreement

A written agreement protects you and the owner. It should list the rent, deposit, notice period, and who pays for what. Read our guide to rent agreements in India.

6. Book, move in and scan

When you book through RentoRooms, you pay no brokerage. On move-in day, scan the QR tag on your door and you get 30% of a month's rent back as cashback on your first booking.
